1560 m/l acres, Dallam County Texas Irrigated Cropland
Location: This irrigated cropland is located Northwest of Dalhart
Texas.
Description: 1560 acres of which 1200 m/l acres are irrigated
cropland. There is 1230 tillable acres, with an approximate yield of 60+
bushels of Wheat per acre (majority of acres in Wheat) and 240 bushels
of Corn per acre (230 acres). Soils in both sections are suitable for
potato crops. Agricultural lease offers opportunities favorable to
investors.
Lease: As rent, Lessee pays landlord one-half of all crops
produced from the property and also one-half of all other farm income
pertaining to the property. 60% of rent represents rent of irrigation
equipment and remaining 40% of the rent represents rent of the land.
Landlord pays for repairs to pumps and all other improvements below
surface ground. Lessee pays for repairs to the sprinkler, motor and all
other improvements above ground. Each party participates in marketing of
the crops. Government Farm payment received annually approximates to
$23,380 DCP.
Structures with additional Lease income: Home (2,000sf) on the farm that
lease for $600 a month. 80,000 bushel upright grain bin, 50 x 60 heated
shop, 40 x 80 Quonset, 60 x 100 machine shed that leases for $12,000 a
year. 80,000 bushel upright storage grain bin on other section that
leases for $3,000 a year.
Irrigation and water sources: 3 – ¼ mile Reinke towable
Sprinklers, 1 – T&L 15’ tower ½ mile Sprinkler 1 – small 3 tower Valley
Sprinkler, 5- irrigation wells with a total GPM @ 1350 that are
connected underground with the ability to send irrigation water to any
of the pivots. 5 - Gear Head, drive lines and cooling coils, 4- Natural

The owner recently completed 2 additional wells (10 July 2011) with one
pumping 200 GPMs and the other pumping 300 GPMs. This has increased the

Soils: Soil survey for the Dallam County area and subject
property reflects well drained, moderately permeable soils formed in
loamy eolian sediments. These soils are on nearly level to slightly
sloping terrain.
Minerals: Any owned by current owner will convey at time of sell.
Real Estate Taxes: Section 14 is $1458 annually and Section 7 is
$5200 annually.
No Pipelines or other Easements known to date.
Conclusion: This Farm is close to Dalhart, Texas and local
Agri-business structure. Irrigated Farmland produces a substantial
