Taxes: Barber County Tax records
show 2009 taxes were $2231.80
Possession of Land: Given at
Closing, upon payment in full of the purchase price and transfer of
title.
Terms: Buyers are required to sign
purchase agreement and place 10% of purchase price (cash, or approved
checks) in escrow immediately following the auction; the balance of
purchase price due at Closing. Buyers unknown to the auction company are
required to pre-register prior to auction with bank letter of credit or
provide certified funds on sale date.
Title: Sellers will provide to Buyer a title insurance commitment
for owner’s policy of title insurance on the surface tract(s) of Land.
Buyer shall have Ten (10) days from the date the Commitment is delivered
to Buyer to review the Commitment. Land will be conveyed by Warranty
Deed.
Minerals will be conveyed by Mineral Deed without Warranty.
Seller will not furnish abstracts or title evidence on minerals. Mineral
Buyers are responsible for doing their own research and due diligence on
minerals prior to auction. Buyers shall have Ten (10) days after sale
date to examine title prior to Closing. Information is taken from
sources believed reliable; however, no guarantee is made by the auction
company. Any announcements made sale day take precedence.
